When the time comes to buy a home, you should hope for a buyer's market, ample assets in the bank for a down payment, a great home to buy, and an environment of low mortgage interest rates. Low prevailing rates don't necessarily mean that you'll get offered low ones, though. Here are some reasons why you might get offered disappointing mortgage interest rates.

The lender
Shop around, and you'll find yourself offered a variety of mortgage interest rates, as different lenders use different (or differently weighted) criteria and algorithms when making their calculations and decisions. When you shop around, try a range of lenders, such as one or more national banks, regional banks, credit unions, and community banks. Credit unions, for example, often offer lower rates than big national banks.

The lock-in period
It's common to lock in a mortgage rate with a lender, but the longer the lock-in period you choose, the higher the mortgage rate you may be offered, as this exposes the bank to more risk. Alternatively, you may have to pay in points -- i.e., prepaid interest -- for a longer lock-in.

Only two analysts on FactSet estimated earnings averaging at 7 cents a share, while only one expected revenue of $28 million.

    Another under-$10 stock that's starting to move within range of triggering a big breakout trade is Fuel-Tech (FTEK), which uses a suite of advanced technologies to provide boiler optimization, efficiency improvement and air pollution reduction and control solutions to utility and industrial customers. This stock is off to a slow start in 2013, with shares up just 7% so far.

    If you take a look at the chart for Fuel Tech, you'll notice that this stock has entered a tight consolidation chart pattern over the last month, with shares moving between $4.19 on the downside and $4.78 a share on the upside. Shares of FTEK are now starting to trend higher and move within range of triggering a big breakout trade above the upper-end of its recent sideways trading chart pattern.

    Market players should now look for long-biased trades in FTEK if it manages to break out above some near-term overhead resistance levels at $4.66 to $4.68 a share and then once it takes out more resistance at $4.78 to its 52-week high at $5.20 a share with high volume. Look for a sustained move or close above those levels with volume that hits near or above its three-month average action of 77,549 shares. If that breakout hits soon, then FTEK will set up to enter new 52-week high territory, which is bullish technical price action. Some possible upside targets of that breakout are $5.50 to $6, or even $7 a share.

    Traders can look to buy FTEK off weakness to anticipate that breakout and simply use a stop that sits right below its 50-day at $4.33 a share, or just below its 200-day at $4.14 a share. One can also buy FTEK off strength once it clears those breakout levels with volume and then simply use a stop that sits a comfortable percentage from your entry point.

    In addition to beating the market since the beginning of the year, diversified energy utilities, such as MDU Resources Group Inc (NYSE: MDU), Dominion Resources Inc (NYSE: D) and Sempra Energy (NYSE: SRE), significantly outperformed pure-play or predominantly all-electric utilities, such as Duke Energy Corp (NYSE: DUK) and Entergy Corp (NYSE: ETR), by as much as several percentage points (See Chart B).

    Interestingly, among top performers, there was no dominant strategy for exploiting natural gas demand, as these firms were involved in all aspects of the value chain–from exploration and production to distribution and storage. These companies have not only been benefiting from a natural gas surplus, but also from the pressing need to expand US energy infrastructure to deliver this newfound bounty to businesses and households.

    At a premium of slightly more than 50%, it's not surprising that salesforce.com's (NYSE: CRM  ) decision to acquire cloud marketing specialist ExactTarget (NYSE: ET  ) wasn't greeted with cheers from investors. The aggressive move by Salesforce CEO Marc Benioff to drop $2.5 billion on a company that has issued revenue guidance of just $376 million to $379 million for the year seems a bit much, and based on Salesforce's share price drop at the open, the market agrees. But don't be too hasty to abandon Salesforce shares -- there may be a method to Benioff's madness.
